Are you looking for ways to sustain your profitability and attract and retain good tenants during what seems like a slower rental market?

We get it, and we’re providing valuable insights and ideas to all the rental property owners who partner with us.

As Real Estate Gladiators, we’re pretty fierce about protecting your profitability and your peace of mind.

You are likely familiar with the cyclical nature of the rental market. While the region has historically seen consistent demand for rental properties, there are times when vacancies increase, competition becomes fiercer, and the rental market slows down. Whether you’re dealing with seasonal fluctuations, shifts in the local economy, or broader changes in the real estate market, it’s essential to find ways to stay ahead of the curve and ensure your properties remain attractive to tenants.

We can help you.

When the rental market slows down, many landlords find themselves scrambling to fill vacancies or struggling to maintain consistent rental income. However, the slowdown can also present an opportunity to differentiate your property from the competition and create long-term value by making strategic upgrades. Let’s take a look at some of the upgrades and improvements that landlords in our area of Washington State can make to help their rental properties stand out in a slow market and attract high-quality tenants.

Quick Summary:

  • Curb appeal is worth an upgrade.
  • Kitchens and bathrooms are big touch points for tenants.
  • Offer pet-friendly features and amenities.
  • Energy-efficiency is a win.
  • Make your home as smart-tech-friendly as you can.

What’s the Point of Upgrades?

Before we present you with our well-curated list of specific upgrades, it’s important to understand why strategic improvements can make such a significant difference in a slower rental market. It can be uncomfortable to spend money on renovations and improvements when you’re worried about vacancy or nervous that a tenant is about to give you a notice to vacate.

We’re not going to recommend $10,000 rehabs and renovations. Instead, we’re going to suggest some simple and cost-effective updates that can make a real difference.

Here are a few key reasons why upgrades can help:

Attracting the Best Tenants

High-quality tenants are looking for homes that meet their needs in terms of comfort, aesthetics, and functionality. When properties have modern, well-maintained features, they are more likely to appeal to these tenants. Tenants who find convenience and modern living elements in your home will be eager to rent it, no matter how much the market is slowing down.

Increasing Rentability

The upgrades we’re about to recommend will make your property easy to choose when it’s time for tenants to find a new home. In a competitive market, properties with upgrades are more likely to be rented quickly and at a higher rate than those with outdated or poorly maintained features. Upgraded properties can command premium rents, even when demand is lower.

Reducing Vacancy Time

Stop sweating the downtime when some simple changes will make such a difference. The longer a property sits vacant, the more money it costs the landlord. By making upgrades that enhance the appeal of a property, you can reduce vacancy time and get tenants in the door faster.

Maximizing Long-Term ROI

Let’s not forget the long-term earnings. Even during a slowdown, investing in the right upgrades can increase the long-term value of your property. Well-chosen upgrades can help raise the overall value of your investment and improve tenant retention rates, which leads to more stable income over time.

Starting with Curb Appeal

Because First Impressions Matter

Curb Appeal ImprovementWhen the rental market slows down, competition for tenants intensifies, and the first impression of your property becomes more important than ever. Curb appeal is one of the most cost-effective ways to make a lasting impact on potential renters.

Strategic upgrades for curb appeal that might work include:

  • Fresh Landscaping. A well-maintained front yard can make a big difference in how tenants perceive your property. Consider planting low-maintenance shrubs, flowers, or grass, and keep the lawn neatly trimmed. Mulching flower beds and adding a few well-placed decorative plants can elevate the exterior of the home.
  • New Paint or Power Washing. A fresh coat of exterior paint can give your property a polished, inviting look. If your property is painted, consider touching up areas that may look worn. If you don’t want to invest in a full paint job, consider power washing the exterior, driveway, and walkways to remove dirt, mildew, or grime.
  • Updated Front Door. A new front door or a fresh coat of paint on the existing one can significantly improve curb appeal. You can also update the door hardware, like handles and locks, to give it a modern touch. Adding new outdoor lighting near the entrance or updating the doorbell can also make the entryway more inviting.

Work within your budget to make the improvements that will work best for your property. Pay attention to the neighborhood and make sure you’re competitive and noticeable. You never know when potential tenants are walking or driving by. Give them something to admire.

Kitchen Upgrades: The Heart of the Home

We hate to sound all trite, but kitchens really are the heart of the home. It’s where coffee is made and plans are made, too. It’s where notes on the refrigerator are found and meals are shared. Even for tenants living alone, it’s impossible to get through the day without spending a good chunk of time in the kitchen.

This tells you that they care about kitchens. You should, too.

The kitchen is often one of the first areas that tenants focus on when evaluating a rental property. Even small upgrades in the kitchen can yield substantial returns, especially when renters are looking for a space that feels functional and modern.

  • New Appliances. Replacing old, inefficient appliances with modern, energy-efficient ones can make a big difference. Energy-efficient refrigerators, dishwashers, and stoves not only reduce utility bills but also appeal to environmentally-conscious tenants. Stainless steel appliances are often the most sought-after, but high-end black or white appliances can also make a big impact.
  • Updated Countertops. Kitchen countertops are one of the most noticeable features in the space. While granite and quartz are still top choices for high-end properties, even something like butcher block, laminate with modern patterns, or recycled materials can provide an updated look without breaking the bank.
  • Fresh Backsplash. A new backsplash can transform the look of a kitchen. Adding tile, glass, or even peel-and-stick backsplash tiles can give the space a modern touch. This upgrade is affordable, quick, and can greatly improve the visual appeal of the kitchen.
  • Updated Cabinet Hardware. Swapping out outdated cabinet knobs and handles is a relatively inexpensive upgrade that can make the kitchen look more modern and well-maintained. Consider simple, stylish hardware in finishes like brushed nickel, matte black, or gold for a more contemporary look.

All of these things are manageable. We’re not asking you to install an island with seating or to rip out the floors. Make these aesthetic changes to your rental property’s kitchen, and renting it out will suddenly seem easier.

Bathroom Upgrades: Creating a Relaxing Oasis

Relaxing Bathroom

What comes after the kitchen in terms of priorities? The bathrooms or the bathrooms.

But it’s such a small space, we hear you protesting…

Yes, it’s small. But also important.

Bathrooms are another area that potential tenants often scrutinize. A clean, modern bathroom can make a significant difference in whether or not a tenant chooses your property over others. Small, strategic upgrades can have a big impact without requiring a full renovation.

Consider a New Vanity and Sink

Replacing an outdated vanity can completely transform the look of a bathroom. A sleek, modern vanity with clean lines and a functional sink can add both style and practicality to the space. Consider adding a new faucet and mirrors to enhance the overall aesthetic.

Invest in Upgraded Lighting

Proper lighting can make a bathroom feel more spacious and inviting. Swap out harsh, dated lighting fixtures for more modern options. Consider adding sconces, recessed lighting, or vanity lights with brighter, energy-efficient LED bulbs.

Keep Your Tile and Grout Clean

If the tile in your bathroom is outdated or showing signs of wear, consider re-grouting or replacing it. Subway tiles, mosaic patterns, or even large-format tiles can modernize the space without the need for a complete overhaul.

How About a New Showerhead or Tub?

Installing a high-quality showerhead or updating the tub can greatly improve a bathroom’s appeal. For renters who love a good shower, a rainfall showerhead can add a touch of luxury, while a new tub can create a spa-like environment.

Energy-Efficiency and Smart Home Features

This is Washington, and in Washington, we’re very concerned about our physical environments. We know that our climate is unique, and we know that weather is getting more and more unpredictable, especially in the Pacific Northwest.

So we care about sustainability and the environment

Not just because we’re good stewards of this planet, but also because we’re watching the market, and this is important to tenants. As energy costs rise and sustainability becomes a higher priority for many tenants, making your rental property more energy-efficient can help it stand out in a crowded market. Incorporating smart home features can also make your property more attractive to renters looking for convenience and modern technology.

What can you do? Here are some ideas.

  • Energy-Efficient Windows. Old, drafty windows are a significant source of heat loss and can make a home feel uncomfortable. Replacing them with energy-efficient windows can help tenants save on utility bills while improving the overall comfort of the home. Insulation is going to be important to tenant comfort and air quality.
  • Smart Thermostats. A smart thermostat allows tenants to control the temperature of the home remotely and helps reduce energy costs by adjusting the temperature when no one is home. This is a relatively inexpensive upgrade that can be marketed as a key selling point. Tenants love this convenience and it helps to keep those energy costs down. Models come in a variety of styles and price points.
  • LED Lighting. Possibly one of the easiest moves you can make in terms of efficiency upgrades. Switching out old incandescent bulbs for energy-efficient LED lights can not only save tenants money on their electric bills but also reduce the environmental impact of the property.
  • Solar Panels. Okay, we’re not pressuring you into this, we just want you to be aware of it. Do we get enough sunshine to warrant solar panels as an energy source? Maybe. It’s still worth considering. This would require a bigger investment, and a lot of professional help, but installing solar panels on your property can be an attractive feature for eco-conscious tenants. Solar panels can also significantly reduce the property’s overall energy costs.

Don’t be afraid to make a move towards sustainable living and eco-friendly features. It’s good for attracting and retaining tenants, and it sets you up as a leader who is providing these things before they become mandated.

Pet-Friendly Upgrades: Attracting a Larger Pool of Tenants

Allowed Pets at HomeAre you allowing pets? Because during a market slowdown, this can make a really big difference.

Many landlords shy away from allowing pets in their rental properties, but there’s a growing demand for pet-friendly homes. By making your property more accommodating to pets, you can increase its appeal to a broader range of potential tenants. Pet-friendly properties rent faster. They also retain tenants longer. If you’re not already at least considering pets, now is the time to start. And, once you give the green-light to pet owning tenants, do everything you can to make your property welcoming to those furry family members.

  • Pet-Friendly Flooring. If your rental property has hardwood or carpet, consider replacing it with more durable, pet-friendly flooring, such as luxury vinyl plank (LVP) or tile. These materials are resistant to scratches and stains and are easy to clean.
  • Fenced-In Yard. For single-family homes, adding a fenced-in yard can be a huge selling point for pet owners. Even a modest fence can provide pets with a safe place to play, making the property more appealing.
  • Pet Amenities. If you have a larger multifamily property, consider creating pet-friendly amenities like a designated pet washing station or a dog park area.

Showing that you care about your tenants with pets will make them want to stay in place, helping you to avoid turnover and the chore of finding a new tenant during a not-so-busy rental market.

Smart Storage Solutions: Maximizing Space

Tiny homes have been having a moment for quite some time, and while we love the trend, we’ve also been managing rental properties long enough to know that tenants have stuff. Lots of stuff. Storage is in demand.

Ask any tenant, and they’ll tell you that one of their top concerns is storage. Adding clever storage solutions can make your rental property feel more spacious and functional. By providing tenants with easy, organized ways to store their belongings, you’re increasing the property’s appeal.

Consider:

Closet Organizers

Installing shelving, hooks, or additional rods in closets can maximize storage space. Consider adding custom built-ins or adjustable shelving to make the most out of every square inch.

Additional Cabinets

If the kitchen or bathroom feels cramped, consider adding more storage by installing extra cabinetry or shelves. This can help tenants stay organized and reduce clutter in shared spaces.

Garage Storage

If your property has a garage, consider adding overhead storage racks or wall-mounted shelves. These simple upgrades can turn an underused garage into a valuable storage space for tenants.

You may have noticed that a lot more tenants are working from home now than they were 10 years ago. They’ll need their storage. They’ll need their workspace. Provide something that works for them, and you won’t have to worry about long vacancies or frequent turnovers.

It’s Time to Offer Smart Home Tech

Smart home technology is in high demand, especially in our tech-forward rental market. If you’re looking for a quick way to attract tenants during a rental market slowdown, give them the latest and greatest tech tools to enjoy. They’ll move right in.

We’re talking about keyless entry. Who wants a metal key to lose anymore? No one. Consider a touchpad or an app that will allow tenants to unlock doors easily and efficiently.

Video doorbells are equally as popular. Not only can tenants get a look at who is there before they decide to admit to being home, they can also watch their Amazon packages and DoorDash meals get delivered in real time. They love that.

We’ve mentioned smart thermostats. There’s also smart lighting. An ability to get coffee started in the morning before they even wake up. You don’t have to completely outfit your rental home for smart home technology, but if a tenant can sync their Alexa or their Siri to vacuums and garage doors, they’re going to be a lot happier with the home you’re offering.
